What Is Structural Repairs?
Structural timber repairs address damage to the load-bearing elements of a home's structure — the subfloor framing, bearers, joists, structural posts, wall framing, and roof framing that hold the building together and distribute loads safely to the foundation. In Queensland, the most common causes of structural timber damage are termite attack, moisture-related rot in inadequately ventilated subfloors or at ground contact points, and storm or physical damage. Structural timber damage must be assessed carefully and repaired to the required engineering standard — inadequate structural repairs can result in ongoing movement, floor bounce, door and window racking, or in serious cases, structural failure. One Call Property Care's licensed carpenters assess and repair structural timber to the appropriate standard, involving engineer certification where required.
Our Structural Repairs Process
- Structural Assessment
A thorough assessment of the damaged structural elements — probing, inspecting accessible areas, and identifying the extent of damage and likely cause. Where damage is severe or complex, an engineer may be engaged to assess and specify the repair.
- Cause Identification and Treatment
The cause of the damage — termite activity, moisture source, drainage failure — must be identified and addressed before repairs commence. Repairing structural timber without addressing the cause leads to repeat damage.
- Temporary Support
Before removing or replacing compromised structural members, appropriate temporary support is installed to carry the load safely during the repair.
- Structural Repair or Replacement
Damaged structural members are repaired (where damage is localised and structural integrity can be restored) or replaced with new timber to the appropriate species, size, and treatment specification.
- Documentation and Inspection
For permit-required structural repairs, the work is documented and may require inspection by a building certifier. We manage this process and provide documentation as required.
