If you’re reading this in winter and thinking your gutters are “probably fine,” I have bad news: Queensland storm season starts in October, and the average insurance claim from blocked gutters is over $11,000 in water damage to ceilings, walls, and foundations.
The cost of a professional gutter clean is $250–$450. The math is straightforward.
The honest answer: twice a year, minimum
For most Queensland homes, the right schedule is:
- March–April (after the wet season, before winter): clear out summer debris
- September–October (before storm season): clear out winter leaf litter, prep for storm rain
That’s two professional cleans a year. Some properties need more — keep reading.
When you need more frequent cleaning
Some homes have characteristics that make gutters fill up faster. If any of these apply to you, consider 3–4 cleans per year:
Trees within 5 metres of the house
Especially gumtrees, jacarandas, poincianas, and palm trees. These shed constantly, and the small leaves slot directly into gutter mesh.
Tile roofs with gabled ends
Tile valleys collect twice as much debris as colorbond roofs because of how water flows.
Acreage or rural properties
More vegetation = more debris. Plus you’re more likely to get blowing leaves and seed pods from neighbouring properties.
Solar panels installed
Panels create wind eddies that drop leaves directly into the gutter line below them.
Two-storey homes
Higher gutters get less attention from homeowners (because they can’t see them from the ground), so they tend to need professional clearing more often.
What actually goes wrong when you skip gutter cleaning
This isn’t theoretical. Here’s what we see when we get called out to homes that haven’t had their gutters cleaned in 2+ years:
1. Overflow during heavy rain
Water cascades down the wall instead of going into the downpipe. This stains rendered walls, damages paint, and over time can cause structural issues.
2. Roof leaks
Water sits in blocked gutters, finds its way under the roof flashing, and starts leaking into the ceiling space. By the time you see a water stain on your ceiling, the damage has been happening for months.
3. Rusted gutters
Water sitting on the metal surface eventually corrodes through the colorbond or galvanised steel. Replacement costs $40–$80 per linear metre.
4. Fascia rot
The timber behind the gutter starts rotting from constant moisture. This is expensive to repair because you have to remove the gutter, replace the fascia, then reinstall everything.
5. Pest infestations
Wet leaves in gutters become breeding grounds for cockroaches, mosquitoes, and rats. Birds nest in them. Possums use them as runways.
6. Fire risk (yes, even in Queensland)
Dry leaves in gutters during bushfire-prone periods can be ignited by ember attack. This is more relevant for acreage homes in the Scenic Rim, Tamborine, and outer suburbs.
What does a professional gutter clean include?
When we quote a gutter clean, we include:
- Hand-removal of all leaves, twigs, and debris from gutters
- Flushing of downpipes to check for blockages
- Cleaning out any gutter guards/mesh (or recommending replacement if damaged)
- Wash-down of the gutter exterior to remove stains
- Inspection of fascia and roof edge for damage
- Photo report of the before/after and any issues found
Most jobs take 1–3 hours depending on house size and access.
What it costs in Queensland
| Property type | Typical cost |
|---|---|
| Single-storey home, small | $250–$320 |
| Single-storey home, large | $320–$420 |
| Two-storey home | $400–$650 |
| Townhouse / villa | $200–$280 |
| Commercial property | Quoted on-site |
Add 10–20% for difficult access (steep roofs, no edge access, etc.).
Should you DIY?
Honestly — for a single-storey home with easy roof access, you can do it yourself with a ladder, gloves, and a few hours. It’s miserable work but it’s not technical.
For a two-storey home, please don’t. The Australian Bureau of Statistics records dozens of serious falls from ladders every year, including fatalities. Professional cleaners use roof harnesses and edge protection.
Book it now, not in October
The best time to book a gutter clean is before everyone else realises they need one. By mid-September, most gutter cleaners in SEQ are booked 2–3 weeks out. By the first big October storm, it’s a 4–6 week wait.
If your gutters haven’t been cleaned in over a year, get a quote now — we’ll book you in for the next available slot before the storm season rush.
